By using the PDR, specifically the new Class MA rules, we successfully gained consent to convert the existing shop to the front to a 1 bedroom flat. We also converted the house into a 6 bedroom HMO (all double with ensuite), by extended to the rear and creating a loft conversion. We faced many obstacles on delivering this project, however through effective management, project co-ordination and collaboration we created a beautiful product, fit for the 21st century renters.

BEFORE

A new client approached us wanting to create some freedom from his very intensive day job and create some passive income. We had our initial consultation and decided that the ultimate deal would be to buy a commercial / mixed use property the view of creating more than once income from it i.e. single let units and HMO. We managed to secure a site for him in the heart of Iver, Buckinghamshire which has seen rapid growth since the introduction of Crossrail. The property was not a typical “shop & uppers”, it was indeed a shop, however it was attached to a house.
