How much does this cost?
We charge an upfront commitment fee that covers Stage One. During Stage Two, a project-management fee is included within the overall build cost. After completion, we apply a 10% management fee for ongoing tenant management.
How is this different from a joint venture?
You retain full ownership of the property.
What do I need to do?
The process begins with a consultation call to review your goals and discuss the development and investment approach. Because you are purchasing the property, your involvement is higher at the start. After that initial phase, the process is largely hands-off.
What are the timelines for a standard 3bed residential to 6bed HMO conversion? Since we adopt the same Rinse and Repeat for the majority of our projects, we can gauge timelines and costs.
The Typical Development Timeline
Strip Out/ Structural Work.
This includes bringing the property back to brick. Removing existing floorings/ unwanted walls. Installing steel structures.
Roof/ Drainage /Internal Plumbing
Internal plumbing includes mapping and installing new pipe work and drainage. Old roof is removed and new roof is installed.
First Fix Electrical/ Plasterboarding
Mapping out the interal walls. First Fix of electrics / wiring the property. Plaster boarding. Skimming
Second Fix/ Bathroom fitting/ Kitchen Fitting/ Painting/Snagging
Rendering the exteriors. Bathroom fittings. Painting the property. Second Fix of electrics (sockets/ lightbulbs)
